The UAC supports the adoption in the second reading the bill №0850, which introduces a number of positive changes regarding the single legal share of the land, and the real estate located on it.

In particular, a mechanism is being introduced for the automatic transfer of the right to use a land plot when purchasing a building located on it. Now, on buying a building the will of the landlord (owner) and amendments to the land lease agreement or a new lease agreement, emphyteusis, superficies indicating the new tenant (user) of the land on which the building is located are not required. This solves the problem when purchasing a building, the right to use the land, on which it is located, did not pass to new owners. Moreover, new building owners were denied the right to renegotiate land leases or offered to enter into them at inflated prices, which led to corruption and numerous lawsuits.

With the adoption of the bill, it also becomes possible to purchase and sell land and real estate located on it, under one notarized contract. The basis for registration of ownership or use of land is a document confirming the acquisition of real estate ownership - a house or other building. This will exempt buyers and sellers from the additional costs for the contract notarization sale of the building and separately the contract of land sale. And also will guarantee a single legal share of the land plot and the real estate object placed on it.

This in turn will help to improve the investment situation in the country. Every investor will understand that by investing in production and real estate, his rights to the land plots, which are under his control, will be protected and inseparable.
