“Stanislav” farming enterprise from Kirovohrad region has been operating in Kropyvnytsk district for over 20 years, specializing in the cultivation of grains, legumes, and oilseeds — including wheat, maize, sunflower, and soybeans. It is a family-run agricultural business that has been steadily developing and expanding its land bank.

However, a problem arose with one of the plots: although the land is located within a larger field block, there is no direct access to it. The farm owner found himself in a situation where he could not fully use his property — access depends on neighboring land users.

To understand possible solutions, the farmer contacted the legal advisory hotline of the Ukrainian Agri Council (UAC), which operates in partnership with the international humanitarian organization Mercy Corps and provides professional legal and accounting consultations to agricultural producers.

UAC experts предложили a clear course of action. First, to determine whether the land block has been properly formed and registered in the State Land Cadastre. Next, to attempt an out-of-court settlement by approaching neighboring landowners or users regarding land exchange, lease, or sublease arrangements to ensure access.

The farmer was also informed that the right of way or passage to the plot can be established through a land easement — either by agreement between the parties or, if no agreement is reached, through court proceedings.

“After the consultation, it became clear how to proceed — how to properly negotiate with neighboring land users and what steps can be taken if an agreement cannot be reached. Without access to the plot, it is effectively impossible to cultivate it, which leads to idle land and financial losses from prior investments. I am grateful to UAC experts for their professional support — it truly helps to find solutions in complex situations,” said Yevhenii, owner of “Stanislav” farm.
